Let’s Get Started

Process of Submittals & Procedures:

  • Proposal provided for custom plan design with scope and terms clearly outlined
  • Once proposal is accepted we begin with an initial fact finding meeting to create the outline of what the project requirements, such as, square footage, levels and number of bedrooms and bathrooms desired
  • The first draft of shall be provided with subsequent modifications prior to proceeding to the next step
  • After the floor plan has been approved, elevation drawings shall be submitted for approval prior to proceeding
  • Details, sections, special conditions and roof plan shall be submitted for approval prior to proceeding
  • Options accepted will be submitted for approval prior to proceeding
  • Final invoice will be provided for payment
  • After final payment, “For Construction” marked digital plans will be provided

  • Foundation Plan (Finished or Unfinished) Main Level Floor Plan
  • 2nd Level or Loft Floor Plan (If applicable)
  • Roof Plan
  • Exterior Elevations

  • Specific Project Details Such as Floor Connection Details
  • Interior and Exterior Window and Door Schedule
  • Front 3D View

  • Site Plan (Survey ect. By Others)

  • DWG File Option: Flash Drive with final drawing files in DWG format

Format:

  • Final Construction Documents: Plotted to .pdf format on 24”x36” sized media and emailed

  • Building Designer: The residential building code for both the U.S. and Canada allow for “building designers” to create and use plan documents for residential homes. However, some municipalities may require construction plans are to be executed by a “Registered Architect” and/or “Licensed Engineer”. It is the responsibility of the project owner to verify that a “Building Designer” is accepted by the local building authority.
